Straightforward, Transparent Fees

Most agencies charge a management fee somewhere between 5% and 12% of rent plus GST, although that range alone doesn't tell you much. Two agencies charging the same percentage can deliver very different levels of service, so the fee is only half the story. What matters is what's actually included: how many properties your manager juggles, how thoroughly tenants are screened, how quickly repairs get handled, and how responsive your manager is when you call.

That's why we do things differently. Our management fee is a single, all-inclusive percentage. Where many agencies quote a low headline rate and then add a long list of extra charges on top, we don't. Whether it's a lease renewal, a routine inspection, your monthly statement, or a maintenance job, it's already covered. You won't find surprise line items on your statement. The one exception is our letting fee, charged when we secure a new tenant for your property — we'll always confirm this with you upfront.

Everything Your Fee Includes

No surprises, no add-on invoices — here's exactly what's covered from the day we start marketing your property to the day a tenant moves out.

Tenant Placement

  • Conducting property showings with potential tenants.
  • Distributing and collecting rental applications.
  • Processing applications — verifying each applicant's ability to pay rent and maintain the property, and searching tenancy databases.

Lease Documentation & Bond

  • Finalising all necessary paperwork for successful applicants, including RTA documentation, pet policies, general tenancy requirements, body corporate by-laws (where applicable), and the RTA Information Booklet.
  • Documenting any property-specific responsibilities in the lease, such as pool maintenance, garden and lawn upkeep or slashing, septic systems, and tank water, so expectations are clear from day one.
  • Collecting two weeks' rent and four weeks' bond at lease signing.
  • Completing and lodging the RTA Bond Lodgement form and payment, and recording the bond number and receipt once processed.

Entry Condition Report

Preparing a detailed Entry Condition Report, including photos and video, and conducting a thorough inspection before the tenant moves in. We complete the entry report together with the tenant at key handover — both parties sign off on the property's condition, helping avoid disputes down the track.

Statutory & Regulatory Compliance

Staying compliant with rental law is a genuine, ongoing job — one that takes real time and specialised know-how to stay on top of. Here's how we take it off your plate:

  • Operating a Statutory Trust bank account in line with regulations, independently audited with reporting to the Department of Fair Trading.
  • Keeping you informed of your obligations under state rental laws and advising on what's required to stay compliant, drawing on our team's deep knowledge of the regulations.
  • Using industry-recognised trust accounting software to generate tenant rent receipts and monthly and annual owner statements.

Rent Collection & Financial Management

  • Collecting rental payments, bond payments and tenant invoice payments.
  • Monitoring and administering rental arrears, including issuing the relevant notices to tenants.
  • Conducting an annual review of the rental market and providing you with insightful data and a list of recent comparable rentals — you always have the final say on any rent increase, with a bond top-up obtained from the tenant if the rent does rise.
  • Calculating and collecting water usage charges from tenants where applicable.
  • Processing outgoing invoices and rates, and disbursing rental funds to you.

Maintenance Management

  • Receiving maintenance notifications, communicating with you to organise quotes, and issuing work orders to contractors.
  • Following up to ensure maintenance work is completed to a satisfactory standard, with photographic evidence provided where necessary.
  • Handling payment and accounting for maintenance work on your behalf.

Ongoing Inspections

Conducting three to four general property inspections annually (typically every three months, access permitting), with correctly issued entry notices and accurate dates and times.

End of Tenancy

  • Documenting the Exit Condition Report at vacate inspection, including photos and video, informing tenants of their obligations, and following up on cleaning and key return — tenants are invited to attend to avoid misunderstandings.
  • Assessing any damage against normal wear and tear, communicating required rectifications to the tenant, and arranging additional cleaning or repairs where needed.
  • Compiling and completing the RTA Bond Refund documentation.
